Under the Restrictive Agreement, the Trustees are charged with facilitating the maintenance of :the Common Land and common facilities throughout The Subdivision., including the:
  • park/playground area on Beaver Dam Road,
  • lake and surrounding Common Land lawns, 
  • lawns between street and sidewalk adjoining Common Land, 
  • Beaver Dam entrance way, 
  • street lights and the security lights on the dam and in the playground area, 
  • fences on the east side of  The Subdivision, adjoining Des Peres Road,
  • fence between the park/playground and the adjoining property to the east,
  • fences on the lake including the retaining metal fence on both sides of the dam, several split rail fences and the safety fence on the north side of the lake where water from the stream enters the lake,
  • street lights throughout the subdivision,
  • safety/security lighting on the dam and in the playground,
  • irrigation system on the dam, lake side and park/playground.
Annually one or more of the Trustees have responsibility for maintenance.  Please call one of them  for problems or needs relating to the above maintenance topics.  You may contact any of the  Trustees  if you cannot reach one of those responsible for maintenance.

Under the Restrictive Agreement, the homeowners are responsible for maintaining their property in an attractive manner.  A portion of paragraph 8 of the Agreement addresses these responsibilities.

" No weeds, underbrush, or other unsightly growths shall be permitted to  grow or remain upon any lot, and no refuse pile or other waste matters shall be allowed to be placed or suffered to remain  anywhere on any lot.  In the event that any lot owner shall fail or refuse to keep such lot free from weeds, underbrush, or
 refuse piles or other waste matters, then the Trustees are hereby empowered to enter upon such lot and remove the same at  the expense of the lot owner and such entry shall not be deemed a trespass and in the event of such removal, a lien shall  arise and be created in favor of the Trustees and against such lot for the full costs thereof and such amount shall be due and payable within thirty (30) days after the lot owner is billed therefor.  No substance, thing or material may be kept upon a lot that will emit foul or obnoxious odors, or that will cause any noise that will or might disturb the peace, quiet, comfort, or serenity of the owners or inhabitants of surrounding lots."
